The Malaysia My Second Home (MM2H) program was introduced in 2002, and it offers foreign nationals a unique opportunity to live in Malaysia over a long-term residency of over 5 - 15 years, it is open for both younger expats with minimum age of 30 and retirees or business owners looking and seeking a change of lifestyle. 

As of recent reports, over 50,000 foreigners from various countries have successfully been approved under the MM2H program, with many of them residing in Malaysia. It is not a PR (Permanent Resident Pass) but leaning on the Social Visit Pass with Multiple entries allowed

  • Gold Category: Allows for a minimum property purchase of MYR 1 million, with a fixed deposit of USD 500,000.

  • Silver Category: Sets a minimum property purchase of MYR 600,000, with a fixed deposit of USD 150,000.

Despite these conditions, the program provides access to owning property in a desirable location at more affordable prices compared to many other countries but only strictly for residential and not rental purposes.

Additionally, MM2H participants benefit from favorable tax policies, such as being taxed only on income earned within Malaysia. Foreign-sourced income, such as pensions or overseas rental income, is generally exempt, making Malaysia an attractive destination for retirees and individuals with international income streams.
